Role Summary

The Construction Project Manager will be responsible for the end-to-end planning, execution, monitoring, and successful completion of construction projects within the approved time, cost, quality, safety, and contractual requirements.

The role requires strong leadership, project management, stakeholder coordination, commercial awareness, and technical understanding to ensure smooth project execution from project inception through handover and project closeout.

Key Responsibilities

1. Project Planning & Execution


  • Develop and implement the overall project execution strategy and construction plan.
  • Prepare project schedules, milestones, resource plans, and execution methodologies.
  • Ensure construction activities are executed as per approved drawings, specifications, BOQ, and project requirements.
  • Monitor project progress against the baseline schedule and take corrective actions for delays.
  • Drive multiple construction activities in parallel while ensuring proper resource allocation.

2. Site & Construction Management


  • Lead day-to-day construction activities and provide direction to project/site teams.
  • Coordinate civil, structural, architectural, MEP, electrical, HVAC, fire & life safety, ELV and other specialist works as applicable.
  • Ensure availability of manpower, materials, equipment, tools and subcontractors as per project requirements.
  • Resolve site-level technical and execution issues in coordination with consultants, contractors and vendors.
  • Ensure proper sequencing and interface management between various trades.

3. Project Cost & Commercial Management


  • Monitor project budget, cost commitments, variations and cash flow.
  • Control project expenditure and ensure optimum utilization of resources.
  • Review subcontractor/vendor bills, measurements, variations and claims.
  • Identify potential cost overruns and implement mitigation measures.
  • Support commercial teams in managing contractual claims, variations, EOT and other commercial matters.

4. Procurement & Material Management


  • Coordinate with procurement teams to ensure timely procurement and delivery of project materials.
  • Monitor long-lead materials and critical equipment.
  • Maintain material procurement and delivery trackers.
  • Ensure materials are available at site as per the construction schedule.
  • Coordinate with vendors/subcontractors to resolve supply and delivery issues.

5. Quality Management


  • Ensure construction activities comply with approved drawings, specifications, method statements and quality standards.
  • Coordinate inspections, testing and commissioning activities.
  • Ensure timely closure of NCRs, observations and punch points.
  • Maintain project quality documentation and records.

6. Health, Safety & Environment


  • Ensure strict compliance with HSE policies, statutory requirements and project safety procedures.
  • Conduct regular site inspections and safety reviews.
  • Ensure appropriate permits, risk assessments, method statements and toolbox talks are implemented.
  • Promote a strong safety culture across employees, contractors and subcontractors.

7. Stakeholder Management


  • Act as the primary project-level interface with the client, consultant, PMC, architects, contractors and other stakeholders.
  • Conduct regular progress meetings and review project performance.
  • Prepare and present project status reports to senior management/client.
  • Maintain effective communication and coordination among all project stakeholders.

8. Subcontractor & Vendor Management


  • Manage subcontractors and vendors to ensure performance against contractual commitments.
  • Monitor manpower deployment, productivity, quality and progress.
  • Conduct regular performance reviews and take corrective actions where required.
  • Ensure timely completion of subcontractor scope and deliverables.

9. Testing, Commissioning & Handover


  • Coordinate testing and commissioning activities with relevant teams.
  • Ensure system readiness as per approved commissioning plans.
  • Drive snag/punch-point closure.
  • Coordinate final inspections, documentation, as-built drawings, O&M manuals and client handover.
  • Ensure successful project completion and closeout.

Qualification

  • Bachelor’s Degree in Civil / Electrical / Mechanical Engineering or relevant engineering discipline.
  • PMP / PRINCE2 or equivalent project management certification will be an advantage.

Experience

  • 10–15+ years of experience in construction/project management.
  • Experience in large-scale commercial, industrial, infrastructure or Data Center projects preferred.
  • Strong experience in managing multidisciplinary teams, contractors, consultants and vendors.
  • Proven experience in handling projects from planning through execution, commissioning and handover.
