About this role

Kaizen is looking for an experienced Director of Unit Management to lead our secondary market strategy, drive property transaction volume, optimize unit portfolio performance, and deliver sustainable revenue and asset value growth. This role goes beyond traditional sales management the Director will shape and execute the secondary market commercial strategy, end-to-end unit lifecycle management, strengthen stakeholder relationships, and align operations with Kaizen’s long-term business objectives. You will lead a high-performing team, nurture B2C client relationships, and collaborate cross-functionally to deliver seamless property transactions, superior unit performance, and exceptional client experiences.

Key Responsibilities

Unit Portfolio Performance

  • Develop and execute secondary market strategies for resales, off-plan resales, leasing, and unit disposition — driving transaction volume, market share, and revenue
  • Own end-to-end unit portfolio management: inventory oversight, valuation, pricing, marketing readiness, and lifecycle optimization from listing to close
  • Maximize asset value, minimize holding periods, and optimize yield through data-driven pricing, targeted promotion, and timely disposition
  • Monitor UAE/GCC market trends, supply-demand dynamics, regulatory updates, and competitor activity to inform pricing and positioning
  • Track portfolio KPIs: sales velocity, days on market, price realization, lease renewal rates, vacancy, and revenue per unit

B2C Growth & Platform Services

  • Own full P&L, revenue targets, client satisfaction, and profitability for the B2C homeowner division
  • Design and execute acquisition, engagement, and monetization strategies anticipating key lifecycle moments (ready to sell, revalue, lease, renovate) to deliver timely, trusted solutions
  • Build, scale, and optimize a partner-led service marketplace; onboard, manage, and assure quality across provider networks
  • Leverage existing developer, property manager, and owner relationships to accelerate growth ahead of competitors
  • Define commercial models, pricing, and service standards; oversee end-to-end client experience and recommend strategic adjustments (expand, refine, or pivot) based on performance

Client, Stakeholder & Relationship Management

  • Build and maintain trusted relationships with individual homeowners, buyers, tenants, investors, developers, brokers, and institutional partners
  • Drive client retention, repeat business, and referrals through proactive engagement, transparent communication, and personalized guidance
  • Lead commercial negotiations, valuations, listing agreements, tenders, and complex transactions — tailoring solutions to individual client needs
  • Represent Kaizen as a market expert; uphold service excellence and trust across all client interactions

Operational Excellence & Process Leadership

  • Establish clear KPIs, accountability frameworks, and reporting standards across transactions, listings, portfolio performance, and client satisfaction
  • Continuously refine end-to-end journeys — from inquiry → consultation → valuation → transaction → post-closing support & services
  • Leverage CRM, analytics, valuation tools, and digital solutions to boost productivity, market intelligence, and client engagement

People Leadership & Culture

  • Lead, mentor, and develop a high-performing team across secondary market sales, unit management, and B2C services
  • Set clear objectives, coach for results, and nurture expertise in transaction excellence, B2C relationship-building, and service delivery
  • Foster a collaborative, client-first, high-performance culture; role-model Kaizen’s values and leadership standards
  • Bachelor’s degree in Business, Finance, Real Estate, or related field; MBA or advanced degree preferred
  • Significant leadership experience in secondary market sales, property transactions, portfolio management, B2C growth, or marketplace/platform businesses
  • Deep proven knowledge of the UAE/GCC real estate market, regulations, valuation practices, and transaction workflows
  • Strong B2C track record: successfully advising individual owners, buyers, and tenants; building trust, explaining complex processes clearly, and delivering high satisfaction
  • Proven ability to grow revenue, optimize portfolios, and scale service lines with measurable results
  • Experience building partner ecosystems, marketplace models, or platform-led services
  • Established network across developers, investors, property owners, brokers, and key stakeholders in the UAE/GCC
  • Strong commercial acumen: P&L ownership, pricing strategy, forecasting, negotiation, and stakeholder management
  • Fluent English; Arabic is a strong advantage
  • Strategic thinker who translates vision into actionable plans and measurable results
