Position: REVENUE MANAGER – SHORT-TERM RENTALS

Salary range: Php 139,000/month (The final amount will be at the the client discretion basing on the candidate’s skills and experience.)

Working Hours: Following AU business hours

Work set-up: 100% Remote work under Independent Contractor Agreement

About the Company & Role

Our client is a growing Australian property management business specialising in short-term and holiday rentals, managing a large and diverse portfolio of properties across multiple regional markets. The business combines hospitality, property management, technology and data-driven strategies to help property owners maximise occupancy, rental income and overall property performance. As the portfolio continues to grow, they are looking for a commercially minded Revenue Manager to take ownership of pricing, yield and revenue optimisation across a high-volume property portfolio. This is a standalone role reporting directly to senior commercial leadership, making it an excellent opportunity for someone who enjoys autonomy, data analysis and making commercially impactful decisions. The successful candidate will use market intelligence, booking trends, competitor pricing, seasonality and dynamic pricing technology to optimise rates and maximise revenue across different markets.

Key Responsibilities

Pricing & Revenue Management

  • Develop and manage dynamic pricing strategies across a large short-term rental portfolio.
  • Use PriceLabs or similar revenue management technology to optimise nightly rates and revenue performance.
  • Adjust pricing based on seasonality, demand fluctuations, local events, holidays and market conditions.
  • Manage minimum-stay, length-of-stay, advance-notice and other pricing rules.
  • Review and optimise pricing for newly onboarded properties.
  • Balance occupancy and average daily rate to maximise overall revenue.

Performance Analysis & Reporting

  • Monitor key revenue metrics including occupancy, ADR, RevPAR, booking pace and revenue performance.
  • Analyse historical and forward-looking booking data to identify trends and opportunities.
  • Identify underperforming properties, dates or market segments and recommend corrective actions.
  • Prepare regular revenue reports and commercial insights for senior management.
  • Use data to support pricing decisions and revenue-growth initiatives.

Market & Competitor Analysis

  • Monitor competitor pricing, availability and market positioning.
  • Maintain relevant competitor sets across different operating regions.
  • Track local events, holidays, seasonal trends and other factors that influence demand.
  • Identify changes in market behaviour and adjust pricing strategies accordingly.
  • Apply regional market insights to improve property-level revenue performance.

Channel & Distribution Management

  • Optimise pricing across key booking channels, including Airbnb, Booking.com and direct booking channels.
  • Monitor rate parity and identify pricing inconsistencies across distribution channels.
  • Support promotional and channel-specific pricing strategies.
  • Work with relevant teams to align pricing, promotions and distribution strategies.

New Property Onboarding

  • Support the pricing and revenue setup of newly acquired properties.
  • Review property characteristics, location, amenities, comparable listings and market demand when establishing initial rates.
  • Configure appropriate pricing rules within the revenue management system.
  • Monitor early booking performance and adjust pricing as required.

Stakeholder Collaboration

  • Partner with senior commercial leadership on revenue and pricing strategy.
  • Work closely with property management, operations and regional teams on pricing requirements.
  • Provide clear, data-backed recommendations to stakeholders.
  • Act as the internal subject matter expert for revenue management and dynamic pricing.

Essential Qualifications & Experience

  • Proven experience in revenue management, yield management, dynamic pricing or revenue optimisation within the short-term rental, holiday rental, accommodation or hospitality industry.
  • Experience working with Australian or New Zealand short-term rental, hospitality or accommodation markets is required.
  • Hands-on experience using PriceLabs or a comparable revenue management / dynamic pricing platform.
  • Strong analytical and numerical skills with the ability to interpret large datasets and translate insights into commercial decisions.
  • Strong Excel and data-analysis skills.
  • Demonstrated experience analysing occupancy, ADR, RevPAR, booking pace and revenue performance.
  • Experience managing pricing across a large portfolio of properties, rooms, listings or accommodation units.
  • Strong understanding of seasonality, competitor pricing, demand forecasting and market-driven pricing.
  • Ability to work independently and take ownership of a standalone revenue function.
  • Strong attention to detail and the ability to respond quickly to changing market conditions.

Desirable Qualifications & Experience

  • Experience managing revenue across a multi-brand or multi-region portfolio.
  • Experience working with Resly PMS or a similar property management system.
  • Experience with Airbnb, Booking.com and direct booking platforms.
  • Previous experience managing a high-volume short-term rental or holiday accommodation portfolio.
  • Relevant hospitality, revenue management or short-term rental qualifications/certifications.
  • Experience supporting the onboarding and pricing setup of new properties.
