Job Description
Overview:
The Sr. Marketing Manager is responsible for developing and executing the Alberta Homes annual marketing strategy and budget, leading integrated campaigns and initiatives that drive lead generation, conversion, sales performance, customer experience, and overall business results. Leveraging consumer insights, market intelligence, and performance data, this role provides strategic direction for advertising, media, digital marketing, content, promotions, and brand management while supporting the successful launch and ongoing performance of communities across Alberta.
The role leads the customer journey from awareness through conversion and onsite engagement, oversees the Alberta Marketing and Online Sales teams, and collaborates closely with cross-functional stakeholders to achieve business objectives. As the Alberta representative for North America-led initiatives, the Sr. Marketing Manager provides regional strategic input and leads the successful implementation of marketing, digital, and customer experience initiatives across the region.
This is an 18-month contract.
Key Responsibilities:
- Accountable for the development, execution, and management of the annual strategic marketing plan and budget supporting Homes’ assets, projects, and product lines.
- Lead the development and execution of integrated omni-channel marketing campaigns, including digital, social media, advertising, events, activations, public relations, research, internal communications, and point-of-sale initiatives.
- Collaborate with Communities, Sales, Online Sales, and builder partners to align marketing strategies, priorities, and customer experience objectives with business goals.
- Develop and implement project launch strategies, tactical marketing plans, lead nurturing frameworks, registrant communications, and priority list management programs.
- Develop and oversee paid, earned, and owned media strategies, including annual planning, quarterly media buying, and performance optimization.
- Leverage consumer insights, market research, competitive intelligence, and internal expertise to develop project positioning, marketing strategies, and value propositions.
- Maintain a strong understanding of Brookfield Residential brands, projects, customer segments, competitive landscape, and unique selling propositions.
- Ensure brand consistency and a differentiated customer experience across all customer touchpoints while aligning with North America-led initiatives and standards.
- Drive an integrated customer journey strategy that strengthens the connection between Marketing, Online Sales, and Sales while enhancing the overall customer experience.
- Lead and optimize the Online Sales Program, including lead generation, nurturing, funnel performance, appointment conversion, process improvement, and sales handoff strategies.
- Monitor and improve lead quality, conversion performance, appointment generation, and overall sales funnel effectiveness.
- Provide regional leadership and stewardship for website enhancements, digital innovation initiatives, and user experience improvements in partnership with North American teams.
- Oversee website, CMS, and digital platform management, ensuring content accuracy, quality, brand representation, and optimal user experience.
- Manage CRM and marketing automation platforms, including HubSpot workflows, form submissions, customer communications, database management, and lead nurturing programs.
- Partner with internal teams and agency partners to develop and execute content marketing and social media strategies that support business and brand objectives.
- Ensure social media and online reputation management programs strengthen brand awareness, engagement, and customer sentiment across all channels.
- Manage relationships with agency, media, and digital partners, including contract administration, performance management, and strategic collaboration.
- Oversee sales support initiatives, including events, showhome design, showhome parades, signage, activations, and customer-facing experiences.
- Provide leadership and direction to Marketing and Online Sales teams, agency partners, contractors, and vendors, ensuring activities are customer-focused, brand-aligned, and results-driven.
- Foster a high-performing team culture through coaching, performance management, professional development, collaboration, and knowledge sharing.
- Establish priorities, allocate resources, and align team efforts with marketing, divisional, and organizational objectives.
- Identify marketing efficiencies, optimize investment strategies, and implement best practices across Alberta operations.
- Develop, monitor, and communicate KPIs, ROI metrics, and business performance indicators related to marketing programs, digital initiatives, Online Sales, and overall business results.
- Measure, analyze, and report on campaign effectiveness, marketing performance, customer engagement, lead generation, appointments, and sales outcomes.
- Manage annual marketing budgets, project-specific expenditures, forecasts, and cost-to-complete reporting, identifying risks, opportunities, and variances.
- Participate in strategic, operational, and leadership forums to support business planning, decision-making, and organizational objectives.
What You'll Bring:
- Post-Secondary Degree or Diploma in Marketing or equivalent.
- Management or leadership training.
- 7+ years of experience in marketing with a solid understanding of the real estate and new home industry.
- Previous experience in Home Building, Real Estate marketing is an asset.
- Experience in CRM preferably in Sales Force & Hubspot.
- Digital acumen including CMS experience.
- Previous team and project management or leadership experience.
