OVERVIEW

Rimkus’ Due Diligence practice is seeking a Consultant to perform Mechanical, Electrical, Plumbing (MEP) and Fire & Life Safety (FLS) assessments as part of property condition assessments and commercial real estate due diligence engagements. This role performs site inspections, evaluates building systems, identifies deficiencies and capital needs, and prepares technical reports supporting acquisition, lending, and asset management decisions.

DUTIES AND RESPONSIBILITIES

Field Assessments

· Conduct on-site assessments of commercial properties including office, industrial, retail, hospitality, and multifamily assets.

· Evaluate HVAC, electrical distribution, plumbing, fire protection, and life safety systems.

· Assess system condition, age, functionality, deferred maintenance, and remaining useful life.

· Document observations with photographs and detailed field notes.

Data Collection & Analysis

· Review maintenance records, testing reports, and capital plans.

· Interview property representatives regarding system history and performance.

· Develop repair, replacement, and capital expenditure opinions for identified deficiencies.

Reporting & Deliverables

· Prepare MEP/FLS assessment reports and PCA report sections in accordance with ASTM E2018 requirements and client requirements.

· Develop Immediate Repair Needs (IRNs), replacement reserves, and capital expenditure forecasts.

· Clearly communicate system deficiencies, risks, and recommended corrective actions.

Project Support

· Manage multiple assignments and meet project deadlines.

· Coordinate with PCA, environmental, structural, accessibility, and roofing specialists on multidisciplinary projects.

· Support proposal development and technical scoping activities.

REQUIRED SKILLS AND ABILITIES

· Strong understanding of commercial building MEP and Fire & Life Safety systems.

· Excellent technical writing and communication skills.

· Ability to perform independent field assessments and develop cost opinions.

· Proficiency in Microsoft 365, Word, Excel, Teams, and SharePoint.

· Ability to travel up to 50–60%.

TECHNICAL / INDUSTRY KNOWLEDGE

· Working knowledge of HVAC, plumbing, electrical, fire alarm, and fire sprinkler systems.

· Understanding of building system life cycles and capital planning.

· Familiarity with ASTM E2018, NEC, ICC Codes, ADA requirements, and applicable NFPA standards.

PREFERRED KNOWLEDGE

· Experience performing MEP assessments, PCAs, FCAs, or engineering evaluations.

· Knowledge of Quire report writing software and project management platforms.

REQUIRED EXPERIENCE AND EDUCATION

· Bachelor’s degree in Engineering, Architecture, Construction Management, Building Sciences, or related field.

· Minimum 3 years of relevant building assessment, consulting, engineering, or construction experience.

· EIT, PE, RA, or other industry credential preferred.

PHYSICAL DEMANDS, OVERTIME, AND TRAVEL

· Ability to access roofs, mechanical spaces, ladders, and other building areas.

· Valid driver’s license required.

· Travel up to 50–60% for site inspections throughout North America.

The Salary Range for this position is $75,000 - $120,000  and is dependent on education, experience, location and certifications/licensure. 

PHYSICAL DEMANDS, OVERTIME, AND TRAVEL

Physical Demands – Work will be performed both in an office setting and at outside locations (i.e., Client’s office, industrial, construction, and/or residential sites). Employee is frequently required to stand, sit, climb ladders, bend, balance, stoop, kneel, crouch, talk, hear, and drive a motor vehicle to job sites. Employee may lift and/or move up to 50 pounds. Employee must be attentive, focused, and alert when conducting site inspections, speaking, and interacting with clients, preparing drawings and written reports. Clear vision and depth perception are also necessary.

 

Overtime – This position is classified as salaried with an exempt FLSA status. Regular working hours are 8:00 a.m. to 5:00 p.m., Monday through Friday, with one hour for lunch.  There will be periods where overtime will be required, which the employee will need to comply with in order to meet the demands of the position.
