Overview

Presbyterian Homes & Services is seeking a Design and Development Manager to join their team at Senior Housing Partners.

 

Senior Housing Partners, a wholly owned subsidiary and the real estate arm of Presbyterian Homes & Services, specializes in developing, acquiring, and repositioning senior housing communities. The Design and Development Manager is part of a team of real estate developers and project partners within Senior Housing Partners.

 

Responsibilities

The Design and Development Manager advances Senior Housing Partners' development objectives by providing leadership in both organizational design management and real estate development. The position is accountable for maintaining design standards, conducting plan reviews, and supporting quality assurance and quality control, while also leading assigned development and redevelopment projects from initial feasibility and acquisition through financing, design, construction, occupancy, and transition to operations.

 

Key Responsibilities included but are not limited to:

 

Design Management (50%)

  • *Manage and maintain the organization's Book of Knowledge (BOK), ensuring design standards, specifications, and guidance remain current, practical, and aligned with operational priorities.
  • Lead BOK meetings and design standards committees, coordinating input, decisions, approvals, and follow-up actions with key stakeholders.
  • Conduct detailed architectural and engineering plan reviews for new development, redevelopment, and major capital projects to evaluate alignment with design standards, operational requirements, constructability, and applicable codes.
  • Document design review findings and provide clear, timely recommendations to project teams regarding compliance, risks, required revisions, and opportunities for improvement.
  • Partner with operations, facilities, clinical, and other functional leaders to identify design solutions that enhance resident experience, safety, operational efficiency, maintainability, and lifecycle value.
  • *Monitor changes in building codes, accessibility standards, regulatory requirements, and industry best practices; assess their impact and recommend updates to organizational design standards.
  • Provide guidance and training to developers, operators, consultants, and other stakeholders on design standards, BOK requirements, and design review expectations.
  • Lead design-related quality assurance and quality control activities throughout planning, design, construction, project closeout, and post-occupancy evaluation.

 

Development Management (50%)

  • Manage day-to-day development activities and pipeline work for a portfolio of typically two to three concurrent assigned projects.
  •  Lead site evaluation, due diligence, acquisition, entitlement, and project feasibility analysis.
  • Prepare and maintain project schedules, development and property operating budgets, financial trackers, construction administration records, and lease-up reports.
  • Perform financial analysis and support project underwriting activities.
  • Coordinate the selection and work of architects, engineers, contractors, attorneys, financial partners, and other consultants, including preparing requests for proposals and coordinating contracts.
  •  Lead community engagement, municipal approvals, and entitlement processes, and prepare presentations for organizational leadership, municipalities, lenders, and community stakeholders.
  • Assist with debt and equity financing applications, coordinate required closing documentation, and manage the financing closing checklist through completion.
  • Serve as the owner's representative and lead construction administration activities, including project meetings, schedule and budget monitoring, change order evaluation, monthly draw coordination, punch-list completion, and warranty follow-up.
  • Lead building program development and coordinate project opening, turnover, and transition to operations.

Qualifications

  • Bachelor's degree required; master's degree in real estate, urban planning, architecture, engineering, business, finance, or related field preferred.
  • Five or more years of experience in real estate development, architecture, construction administration, planning, project management, or related field.
  • Demonstrated knowledge of senior housing development, design, construction, and operations.
  • Demonstrated knowledge of building codes, accessibility requirements, and regulatory standards.
  • Experience reviewing architectural and engineering plans.
  • Experience coordinating development projects and multidisciplinary project teams.
  • Demonstrated ability to apply pro forma analysis, development budgeting, and project feasibility evaluation while managing multiple projects and priorities simultaneously.
  • Strong writing, editing, research, and analytical skills, and strong numerical and financial skills.
  • Proficiency with Microsoft Word, Excel, PowerPoint, and project management software.
  • Excellent verbal, written, and interpersonal communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to travel up to 15% of the time.
  •  Demonstrated ability to read, write, speak and understand the English language to communicate with all customers.
  • Demonstrated compatibility with PHS' mission and operating philosophies.             

Pay Range

The estimated starting pay range for this role is $81,600 to $102,000yearly. This good faith estimate is based upon PHS’s typical starting pay range for this role. Actual pay range depends upon many factors including each individual employee’s qualifications and market conditions and is subject to change.
