Maintenance Technician, Residential

Job Description

Under limited supervision, performs a variety of routine and semiskilled tasks involving general maintenance and/or repair of client facilities, equipment and grounds. 

Roles and Responsibilities:

• Maintenance - Drywall repair, painting, plumbing and minor carpentry.
• Operates power tools 
• Conducts inspections of units, with punch sheet, prior to move-ins and post move-outs to determine condition of space. Coordinates any repairs necessary to make units available for lease. Post inspection and repairs, determines and coordinates the distribution of any security deposits funds due to prior tenants.
• Coordinates the purchase of any necessary tools, supplies and equipment to efficiently service and maintain the property and common areas
• May perform minor maintenance of common areas and appurtenant structures and fitting, limited to nonstructural work to be performed in a manner and to an extent consistent with safety.
• Shows units to prospective tenants, as needed.
• Ensure timely completion of resident service requests
• Enforce all building rules approved by the employer.
• Respond to after-hours emergencies including water leaks, loss of essential services, fire alarms, and other resident-impacting incidents.
• Monitor building cleanliness, curb appeal, waste management operations, and common area conditions.
• Training for job duties provided by company as required
• High school diploma or GED required
• Clean driving record
• Strong interpersonal skills and the ability to function as a team member in a demanding service environment
• Ability to handle multiple projects with a minimum of direction
• Some knowledge of computers preferred
• Sound judgement and a high level of work ethic
• Must have the ability to complete required safety classes that pertain to specific job duties
• Performs all work in accordance with company safety procedures
• Preferred Qualification: Bilingual English/Spanish communication skills strongly preferred due to regular interaction with residents, prospective residents, vendors, and community stakeholders.

Working Conditions: Work performed both inside and outside, sometimes during inclement weather.
