About this role

Lighting Maintenance Inc. (LMI) is seeking an experienced

Electrical Construction Project Manager / Estimator to estimate and manage commercial and specialty lighting construction projects throughout Maryland, Washington, D.C., and Virginia.


This is a hands-on position for someone who can take a project from the initial site visit or bid documents through estimating, proposal preparation, award, scheduling, construction, and closeout.


Our typical projects range from $25,000 to $500,000, although some projects are larger. Most are completed directly by LMI without the layers of coordination typically found on large, multi-trade construction projects.


Types of Projects


Projects may include:

  • Shopping center and parking lot lighting upgrades
  • Interior commercial and retail lighting
  • LED lighting conversions
  • Sports field and stadium lighting
  • Roadway and municipal lighting
  • Site lighting, pole installations, and underground electrical work
  • Lighting controls and related electrical improvements
  • Service upgrades, circuit replacements, and electrical infrastructure supporting lighting systems


Position Responsibilities


The person in this position will:


  • Review plans, specifications, scopes of work, and customer requirements
  • Conduct site visits and develop complete project scopes
  • Perform accurate labor, material, equipment, subcontractor, and production-cost estimates
  • Obtain vendor and subcontractor pricing when necessary
  • Prepare clear, detailed proposals, exclusions, qualifications, and alternates
  • Identify scope gaps, constructability issues, scheduling risks, and unusual project requirements before pricing
  • Submit competitive bids without sacrificing required margin
    Participate in customer meetings and help develop negotiated work
  • Manage most projects that are awarded from their estimates
  • Develop project budgets, schedules, purchasing plans, staffing requirements, and equipment needs
  • Coordinate field crews, materials, equipment, permits, inspections, customers, and subcontractors
  • Provide field personnel with clear scopes, plans, budgets, and production expectations
  • Track labor, material, equipment, change orders, billing, and project profitability
  • Visit active projects as necessary and address issues before they affect schedule, quality, or margin
  • Maintain accurate project documentation and provide timely status updates
  • Complete project closeout, billing support, and final cost review
  • Take responsibility for the financial and operational results of assigned projects


What We Are Looking For


The right candidate will have:


  • At least five years of relevant electrical construction estimating, project management, foreman, or superintendent experience
  • Strong knowledge of commercial electrical construction and lighting systems
  • The ability to estimate both plan-and-specification work and projects developed from field surveys
  • Practical understanding of labor production, crew composition, material costs, equipment requirements, and jobsite conditions
  • Experience managing multiple projects at different stages
  • Ability to read electrical drawings, specifications, one-lines, photometric plans, and related construction documents
  • Strong organizational, communication, and follow-through skills
  • Sound judgment and the ability to identify problems before work begins
  • Working knowledge of applicable electrical codes and safe construction practices
  • Comfort working directly with customers, vendors, field employees, and company management
  • Ability to use electrical estimating and project-management software
  • A valid driver’s license and the ability to travel to project sites within our operating area
  • A journeyman or master electrician license is valuable but not required. Direct, proven electrical construction knowledge and the ability to estimate and manage profitable work are more important than a particular degree or title.
  • Experience with sports lighting, parking lot lighting, LED upgrades, bucket trucks, excavation, directional drilling, or other specialty lighting work is a significant advantage.

  • Projects finish safely, professionally, on schedule, and at or above the expected margin


Compensation


Base salary: $105,000–$135,000, depending on directly relevant experience and demonstrated ability
