About this role

Summary 

Effectively manage the physical plant and facility operations resources of the Medical College of Wisconsin by implementing effective policies and procedures, preventive maintenance, and quality control programs to ensure a high level of building appearance, performance, safety and efficiency. 

 

Primary Responsibilities  

  • Manage the daily activities and priorities of Facilities Engineering & Maintenance with a leadership team consisting of the Maintenance Supervisor, Facility Manager and Facility Engineer to ensure optimum operation of the campus environment.  

  • Manage engineering controls and systems maintenance and repair activities that support building automation, HVAC, mechanical, electrical power, and life safety systemsEnsure the effective implementation of new hardware, software, and programming activities to maintain a comfortable and safe workplace.  

  • Monitor the preventive and predictive maintenance process.  Ensure procedures are followed when performing repairs and upgrades of all building systems and facility equipment through the use of the CMMS system.  Update, maintain, and administer the CMMS system through the system software provider.     

  • Oversee facility operations activities including General Services, Crafts, landscaping, and custodial activities supporting an efficient and aesthetically pleasing campus environment. 

  • Liaison with the project managers for construction projects requiring MEP system modificationsCollaborate with engineers, consultants, and contractors, making sure that the integrity of affected MEP systems are being maintained or improved. 

  • Participate in the planning and development of capital projectsManage and execute the development, design, and construction of capital projects related to the repairs and upgrades of  facilities and systems at the Medical College of Wisconsin. 

  • Motivate and lead a high performance team within Facilities Engineering and Maintenance to maintain a high level of customer satisfaction, building efficiency and campus appearanceAttract and retain key personnel to perform at a high level through coaching, mentoring, and trainingDevelop career development pathways for employees throughout the organization.   

  • Other duties as assigned. 

Schedule:

Monday–Friday, 6:30 AM–3:30 PM. Occasional evening/weekend availability by phone or email is required; onsite presence outside these hours is rare but may occasionally be necessary.

 

Knowledge – Skills – Abilities 

  • Must have a general knowledge of maintenance requirements, code requirements, inspections and testing, and regulations pertaining to building systems including: 

  • Life Safety Systems: Fire alarm systems, fire suppression systems 

  • Building Envelope:  Roofs, windows, curtain walls, exterior precast concrete, and paving 

  • Mechanical Systems: chillers, cooling towers, HVAC air and hot water systems, steam systems, lab mechanical systems, backflow prevention devices, registered pressure vessels, underground storage tanks, vacuum systems, water treatment systems, elevators 

  • Electrical Systems:  emergency generators, automatic transfer switches, uninterruptable power systems, electrical power distribution, lighting controls, data centers  

  • Regulatory Requirements: refrigeration management, waste water, asbestos management 

  • Ability to direct the work of others; oversee planning for repairs, alterations and construction, equipment, grounds and landscaping;  

  • Communicate effectively orally and in writing and establish cooperative working relationships with internal and external customers.   

  • Advanced managerial, planning, staff development and team-building knowledge, skills and abilities are requiredThe ability to continually focus on staff development to ensure team members have the knowledge, skills and abilities needed to work independently and successfully in a changing environment.   

  • Ability to show initiative, exercise judgment and manage in an environment within multiple, competing and frequently changing priorities.     

  • Advanced verbal and written communication skills, high standards of productivity and accuracy, and excellent service attitude.    

 

Qualifications 

Appropriate experience may be substituted for education on an equivalent basis. 

Minimum Required Education:  Bachelor’s Degree or a combination of associate degree and extensive trades or maintenance supervision experience. 

Minimum Required Experience:  Fifteen years or more technical background, in addition to leadership experience                 

Preferred Experience:     Experience in a Hospital, Research facility, or Higher Education environment            

Required Certification/Licensure(s):  PE, LEED, CFM, FMP, Journeyman, or other Facility Maintenance Credentials/Certification preferred. 

 

Physical Requirements

May require handling or lifting materials and equipment up to 40 lbs. 

 

Work Environment 

Majority of work will be in an office environmentSome work will be in equipment room type setting. Loud machinery, dust, and unpleasent orders. 

 

Sensory Acuity 

Ability to detect and translate speech or other communication required. May occasionally require the ability to distinguish colors and perceive relative distances between objects.
